Three codes. 351 towns. One of them applies to you.
Massachusetts towns each enforce the Base, Stretch or Specialized Energy Code, and the requirements shift again by project type and permit date. Almost every problem below starts the same way — the compliance path was settled late, or assumed.
From preliminary model to Certificate of Occupancy
New England HERS Raters provides residential energy-rating and building-performance services for new construction, renovations, additions and accessory dwelling units. We identify issues early, explain the requirements in practical terms, and keep the project moving toward permit approval and closeout.

Certified HERS® rating and energy-modeling services
-
Clear guidance from design through final inspection
-
Fast communication with owners, builders and project teams
-
Practical recommendations focused on compliance, performance and cost

Everything the code asks for, from one rater
From the permit set through the final test, one point of contact for every piece of energy code verification your project needs in Massachusetts.
HERS® Ratings & Energy Modeling
Approved modeling software and verified field data produce the certified Index score your building department needs.
Blower Door Testing
A calibrated fan measures how much air moves through the envelope — confirming compliance and sizing ventilation.
Duct Leakage Testing
Rough-in and final testing that verifies conditioned air actually reaches the living space instead of the attic.
Ventilation Verification
A tight home needs planned fresh air. We review the strategy and verify installed airflow where code requires it.
REScheck Reports
Prescriptive energy-code documentation for the permit set — after we confirm REScheck is accepted for your project.
Mass Save® Program Support
Eligibility review, enrollment, modeling and the inspections the program requires to release an incentive.
Six stages, from plans to certificate
Contact us before construction begins whenever possible. Early involvement gives the project team more options and prevents corrections that get expensive once the walls are closed.
-
Plan Review & Preliminary Model
We review the plans and specifications, then build an energy model to evaluate the proposed home and identify the compliance path your town requires.
-
Recommendations & Coordination
You get a clear list of what is missing or needs to change. We coordinate directly with the owner, builder, architect, HVAC and insulation teams.
-
Rough Duct Testing
When required, duct leakage is tested at rough-in — while the ductwork is still reachable and a fix costs an afternoon instead of a demolition.
-
Insulation Inspection
We inspect insulation, air sealing and the envelope details before drywall goes up. This is the last moment corrections are cheap.
-
Final Testing
Near completion we run the blower door, final duct testing where applicable, and verify ventilation airflow.
-
Final Certification
Once the home passes and documentation is complete, we finalize the rating and issue the certificate your closeout depends on.
Diego Miranda
Massachusetts runs three energy codes at once, and the requirements change depending on which one your town adopted. Knowing that difference before the foundation goes in is what separates a smooth job from an expensive one.
We work directly with builders, general contractors, architects and insulation crews across the state, from base code towns to the sixty municipalities on the Specialized Code. Small enough to answer the phone, certified to sign the report.
Diego Miranda
Owner & RESNET® Certified HERS Rater
The incentive is still there. Until it isn’t.
Massachusetts pays builders for going past code, and the program also helps cover the cost of working with a HERS rater. What catches projects out is not the amount — it is that enrollment closes partway through the build, long before anyone is thinking about paperwork.
Four people care about that report. We answer to all of them.
A HERS rating touches the builder who pays, the architect who specified the path, the trades who have to hit the number and the owner who wants the house.
Builders & General Contractors
You need the inspection to happen when you say it will and the report to land before the closing. We schedule around your drywall crew, not the other way around, and we flag what is going to fail while it is still cheap to fix.
Architects & Designers
The compliance path gets decided at design, not at final testing. We model the target early so you know whether the project clears the HERS threshold before the permit set goes out the door.
Insulation & HVAC Contractors
You get blamed when the blower door number comes back high. We walk the job before the walls close, point at the rim joists and the top plates, and give you the chance to fix it before it is a callback.
Homeowners Renovating
You are being told you need a rating and nobody has explained why. We tell you what your town actually requires, what it costs, and what rebates you can claim before the work starts.
Tell us where the project stands. We will work back from there.
Send us the address and the stage the job is at. We will tell you which code your town is on, what testing it needs and what it costs, at no charge.
